What is an Accessory Dwelling Unit (ADU)?
Commonly referred to as Accessory Dwelling Units & Secondary Dwelling Units. Other names are backyard apartments, ‘in-law suites’ and ‘Granny Flats’. It’s an additional accommodation within an existing property. Either by converting an old garage or by building a ‘stand alone’ unit in an attached or detached form. Sizes do vary. Starts from 500 sq. ft. and can go up to 1200 sq. ft. Technically speaking, you can build an ADU, roughly to the size of 50% of your existing ‘single-family’ residence.
An ADU serves the purpose of an elderly accommodation (Granny Flats), rental accommodation, home-office, mother-in-law suite or as an additional family suite, including a bedroom, kitchen, laundry & bath. As per the new 2020 California state laws, you can now build 2 different ADU’s on a single property. Moreover, there is no longer any ‘Impact Fee’ for ADUs below 750 sq. ft. in size.
